Some of you may have heard we are selling our newly decorated apartment. Don’t panic! We just need a little more space. Since we just decorated it, we thought it would be a good idea to sell it now and take advantage of the down market. I went to look for a new apartment so I took photos and they are on the bottom right of my home page. It is fun to look at these amazing apts! One was 15 CPW, one was the Penthouse of 1 CPW( Trump Hotel) and the Althorp on West End Avenue. See if you can tell which is which??? Have fun!

It was a bad night with my two little grand-daughters ages 2 and 4, ( would not go to sleep, AGAIN ,and their parents were working. Your apartment looks great! It’s great that Bobby and yourself can afford to buy a new apartment. It is even more amazing that you do ALL of your business deals in cash! The places that you are looking at are amazing. Hope you find one that you like.
Off topic, do you have any advice on how to be successful such as yourself? Also, what small businesses, like Zarin Fabrics, do you think would thrive during and long after this recession?
I know this post is all over the place, but are they replacing you on the RHNY? You have the most interesting life out of all of the others. You are the only reason that I enjoy watching the show. You are usually in the middle of the drama, causing it or not, and that is interesting to us viewers.

Just saw on tv that your selling you apartment … good for you, if you can do it, do it, why not??? There’s always something better along the way jajaja, but what i see from the pics I think that there’s alot of remodeling to be done to all those apartments!!!

Jill, Jill, Jill. I’m completely confused. I am a huge fan of yours mainly because you are very intelligent and have a lot of “seichel” (common sense). I’m completely befuddled by this move. First of all, I’ve been a real estate professional exclusively in Manhattan for a long time. I mean 40-50 hour weeks, not just dabbling to buy a new dress once a year for the fun of it. This is how I make my living.
Barbara Streisand, the estate of William F. Buckley and Lenny Kravitz just to name a few, couldn’t sell their apartments during the height of the market, furnished/or unfurnished when they were over priced. People with money are not stupid and they are not going to over pay for anything in any market. No matter how beautiful (and from the photos I believe your renovations are beautiful)in my experience, no one who is spending over $2,000,000 on a home in ANY MARKET is going to want someone else’s renovations. Who gave you this advice????? Your broker is a smart guy, although I thought he was a manager and no longer did sales. It must have been someone else. As to the “celebrity factor”? You are going to get a LOT of lookie-lous traipsing mud and shmutz through your apartment for the thrill of seeing the wonderful Jill Zarin’s pad. They had and are still having this problem with the Buckley and Astor apartments. Years ago I remember the same thing with Madeline Kahn’s (may she rest in peace) estate apartment. The celebrity factor does not sell in a declining market.
Apartments DON’T sell on the celebrity factor, especially in what banks and appraisers have labeled a “declining market”. This means that if someone is financing purchasing your home, the apartment will not appraise out if it is over priced. 70% is the new 90% in condos. People can no longer get 90% financing in a declining market and appraisals are only good for a month. You may want to rethink this.
I personally turned down 3 listings since February which were $1.6M - $4.5M because all were over priced and I knew none would sell or appraise in this market. I’m not going to lie to a seller or waste either his or my time on an overpriced apartment. A year ago I was on “Open House New York” and priced an apartment $1,000,000 below what it was priced for. The listing broker looked down her nose at me. She thought the apartment was on Park Avenue but it was on First Avenue and my expertise is East of Third Avenue. I knew for the neighborhood that apartment was overpriced, in any market. Guess what? Now in a declinging market it is still on the market but at my price but NOW it is too high a price for the market.
While you are rethinking, The Apthorp is beautiful and wonderful, but if YOU and Bobby are going to finance, you may want to double and triple check on the Apthorp. As of 3 weeks ago (have not checked recently) the project is not 50% sold and no bank will lend in such a project. Today in this financial climate, many banks will not lend in a new project unless it is 70% sold. Have your broker double and triple check that for you.
Jill Darling, I don’t mean to sound harsh. NO, I am NOT trying to get your listing but when I see a smart woman whom I admire being snowed (I’m not saying its by your broker but someone is giving you bad advice), I just can’t hold myself back. I have to say something. Ok, maybe it sounds a little like Ramona and I hate it when she is insulting when she speaks her mind, but I really hate to see someone I admire make life altering decisions from bad information.

Debra…you did insult me but I will respond. First..I too am a licensed real estate broker and handle commercial and residential all over NYC and Las Vegas. A comp apt next door exactly like mine just went to contract for 2.85 ( without a storage unit worth 80k) It does not have one molding in the house so to speak. It is like a rental unit. We have spent over 500k on this renovation alone. We redid bathrooms and the kitchen. Motorized drapes in every room worth 50k, State of the Art TV and appliances ( 50k) Crown Moldings and built in cabinetry ( 100k) all this is attached to the unit when we sell. The furnishing are optional but we did include them in the price. Based on those numbers the apt is worth 3.130. The furniture is easily worth 100k ( including Holly Hunt chandeliers) and the finest drapery and upholstery fabrics. ( some were over 300 yd) Brings up the price to 3.230. We priced the apt at 3.2. People often will over pay a little to find a move in apt that needs ZERO work. In fact..many of my customers buy amazing fixer uppers..take a year to remodel and add a heafty profit. In this economy and being a RE Professional, I did NOT do that. We expect to sell this to an executive who is being relocated and needs a completely furnished apt close to all the bridges for easy access to the airports. The building has an amazing Gym, outdoor space and indoor garage. We are not desperate to move. We like to find good apartments and redo them. If no one buys the apt..we will stay here and focus on our other real estate.
A word of advice to you…don’t turn down ANYTHING in this market. Business is tough or maybe you are the only one making deals that doesn’t need it. Maybe overpriced in the beginning..but they will quickly realize that and reduce it. You will see. Follow the broker who did get those listings and see what happens.
The only value of “celebrity” with our sale is the press we got. We did not add any $$ value to being a celebrity. That was a ridiculous statement you make without doing the MATH required to make it.
I did know about the Apthorp and luckly our deals are cash that give us the flexibilty we need to procure even better deals. I did not like th Apthorp after seeing it. Not good energy.
Who knows…we may stay here after seeing how few good deals there are out there and most of them need a lot of love and care. ( though that part I love to do!)

TO THE POSTERS WHO RESIDE IN NEW YORK,
I Do not live in New York, but would love to visit one day. Would someone explain to me what the term means, ” 15CPW and 1CPW ” MEANS “, when you are referring to an address in the city ?
I do not mean to sound ignorant, but cities and towns ARE different, and I live further SouthEast, and have never heard this term before. Thank you guy’s for your time. Will check back later.

Jill- I just looked at the Apthorp website. I think my cousin Martin’s apartment is 6J. The living and dining room are incredible. She was an edidor for vanity fair and the whole apartment in its day was decorated in turqoise and animal prints. Love the location and the building- true elegance! Which unit did you look at?

If you are you looking for a new home, you won’t have any problems selling your beautiful place. I know this is a Catholic tradition, but it has NEVER failed us. Try placing a statue of St. Joseph in your home. Most people bury him in the yard, but sense you don’t have one, just stand him up somewhere. ( a little one )…The Catholic book store here in my town even sells a St. Joseph ” house selling ” kit. I know, I know, ( LOL ), but it has been around for decades.
If it makes you uncomfortable, just read about it first, or ask a Catholic friend.
I can absolutely see you living at The Apthorp. What a gorgeous place for you and Bobby and Ally and even Brad. ( and your little furry baby ). After reading about it online and looking at the pictures and diagrams, how in the world could you pass it up ? It just calls your name out and fit’s your personality. Good luck to all of you, and let us know what you decide.

So you’re looking to make the move accross the park? I did it last year, and I love living on the uppwer west! 15CPW is one of my favorite buildings in the city with amazing views of the park, though I think it might be slightly overpriced because it is new construction. I love the Apthorp too! They just recently took down the scaffolidng after renovating the outside. You should check out the Ansonia too (2109 Broadway)..also a great building with Babe Ruth as a former tenant! Good luck with the search!

I have had the great opportunity of doing an internship at Corcoran this summer in preparation for me getting my real estate license after I finish my bachelor’s degree this fall. I have read up a lot on these buildings. Love the UWS! In my opinion the Apthorp is the way to go. 15 CPW is a lot a hype and I just don’t see it. It sounds great in theory, but is a disappointment. The apartments aren’t that big, the kitchens are ugly, the bathrooms are ehh!! You’d have to remodel before you could move in. It’s going for a pre-war look but i think it’s missing the glamour and old world charm that the Apthorp has not only captured, but is [pre-war]. 1 CPW is Trump. Too much of a commodity for my taste. And they’re both right there at Columbus Circle. It’s so busy and touristy. The location of the Apthorp is in a great section of the UWS. And the Apthorp is supposedly having some half price sale you might want to look into. The apartments are divine. If only I wasn’t 22 with a receptionist’s income. One day!!! Hope it’s of some of help!
